FSU’s Chemistry classroom and laboratory building serving is a 5-story building with a 6th floor that contains the large HVAC units and laboratory exhaust units. Several large exhaust ducts penetrate a sloped roof which was recently re-roofed with metal. The brick and precast stone enveloped leaked which created pockets of mildew behind lab casework. GRC and Mad Dog used a high-lift to assess the condition of the building envelope. It was discovered that the anchors to the concrete tile were missing in areas. GRC produced a study and it was agreed to remove the tile and install metal roof panels.
The envelope was also assessed. GRC submitted a selective demolition list to Mad Dog to observe wall construction and find areas of water migration. Included were brick to precast, window head window and louver sills and control joint. Through selective demo process, we formulated the following areas of concern:
•Precast to precast joints leaked
•Precast to window joints failed
•Brick to brick control joint failed
•Louver seal leaks
The repairs scope included:
•Grinding brick control joints
•Precast mortar joints
•Window to brick joints
•Resealing with backer rod and sealant
To solve the large fresh air louver leak problem, we removed the louvers to install sill flashing installed. This work also required that we replace the brick through-wall flashing. Aligning the louver and through-wall flashing provided flashing to intercept the roof flashing. The entire envelope was cleaned, and all precast coated with a waterproof stain. The building received a clear brick sealer due to the height and wind orientation.

A cost/benefit study of this roof repair changed the FSU roofing standard to be switched from clay or concrete tiles to a standing seam metal roof system.
